Multifamily

Occupancy, collections, resident quality, repairs, turnover cost, and capital are one system. We manage the tradeoffs, not a stack of tickets. 2–4 flats & small multifamily.

Single-family and short-term still have to perform.

Multifamily is the center of gravity. We also manage single-family homes and short-term rentals. Same discipline: occupancy, collections, maintenance, turnovers. Short stays are a smaller part of what we do. Mid-term stays (about one to six months) often fit better when an owner needs that. This is not a public listings board.

Depth matters. A scattered house or a short-term unit still has to cash flow, and the owner still has to sleep.

In Chicago, full-service management fees are commonly in the 6–10% of rent range, then sized to how hard the building is to manage. We’re competitive in that structure — and the difference is we are also owners, making the same repair, leasing, and capital calls on our own assets.
