Property management built for Kenwood buildings.

Kenwood property management for owners of two-flats, three-flats, greystones, and small apartment buildings, from Cottage Grove east to the lake between Hyde Park and Bronzeville. We run our own buildings on Chicago’s South Side, and our Kenwood rental management works the same way: careful tenant screening, steady rent collection, maintenance coordination, and rental turnovers that don’t drag on.

Why local matters

Kenwood is not a downtown template market.

Leasing that fits the building

Kenwood runs from 43rd Street south to 51st Street (Hyde Park Boulevard), and the buildings change a lot along the way. North Kenwood has greystone and brick row houses and two- and three-flats. South of 47th Street, inside the Kenwood landmark district, are some of the largest single-family homes in the city. Bigger apartment buildings sit near the lakefront, and the Metra Electric stops at 47th Street. We set rent for the unit in front of us and screen every applicant against the same criteria.

Rent collection before it becomes a problem

Late rent gets more expensive the longer nobody deals with it. We reach out early, keep a clear record, and follow the same steps every time, so one missed payment doesn’t turn into months of lost rent and legal bills.

Maintenance with an owner’s eye

Buildings this old come with aging heating and plumbing, masonry, porches, and roofs. We decide whether to fix it, replace it, or keep an eye on it, and we pin down the scope before anyone starts, because one bad bid can wipe out a month of rent. In the Kenwood and North Kenwood landmark districts, permitted exterior work goes through city landmarks review, so that’s part of the plan from the start. Heading into winter? Our winter prep checklist covers boilers, frozen pipes, and empty units.

Rental turnovers that move

An empty unit doesn’t pay. We schedule cleaning, repairs, and paint alongside showings, so a unit isn’t sitting empty while it waits on one late contractor.

For Kenwood owners

One clear next step.

Send us the address, how many units there are, and what’s costing you the most right now: an empty unit, late rent, repairs, or a big-ticket fix. We’ll tell you plainly whether we’re the right fit to manage it.

No lead dump on this site

We don’t post off-market lists, tenant information, or scraped addresses. It’s here for owners who want a manager, not a place to shop for deals.

Fair housing, always

We set screening criteria ahead of time and apply them the same way to every applicant, following federal, state, and local fair housing and tenant-screening laws.

Owner FAQ

Questions from Kenwood owners.

Do you manage 2-flats and 3-flats in Kenwood?

Yes. 2-flats, 3-flats, and other small multifamily buildings are core work for us on Chicago’s South Side: leasing, collections, maintenance, turnovers, and capital decisions. We also manage single-family homes. Tell us the Kenwood address and unit count, and we’ll tell you whether we’re the right fit.

How much does property management cost?

In Chicago, full-service management fees commonly fall in the 6–10% of rent range, then get sized to how hard the building is to run. That’s a market range, not one published rate for every building. See what’s usually included and what’s separate, or call 773-507-3194 to talk through fit and fee.

Do you work with owners who don’t live nearby?

Yes. You don’t need to live in Chicago to work with us. We’re opening the same care we use on our own South Side buildings to outside owners. You can see your statements, rent, and repair costs anytime through your online owner login.

My building needs work before it can rent. Can you help?

Yes. Our renovation and make-ready path covers turnovers, kitchens, baths, flooring, plumbing, electrical, drywall, and paint, from minor repairs to full gut rehabs. We scope the work before any money is spent, and day-to-day management can stay with Good Karma Property Management once the units are ready. See renovations and make-ready.

How do I get started?

Call 773-507-3194, email hello@goodkarmaestates.com, or use the contact form. Tell us the address, the unit count if you know it, and whether you need management, a renovation or make-ready, or both. Prefer a rent and management read first? Request a free rental evaluation.
