In Chicago, full-service management fees commonly sit in the 6–10% of rent market range, then sized to how hard the building is to run. That’s a market frame — not a single published rate for every building. We’ll talk fit and fee in plain English after we hear about your property.
Usually included
Day-to-day management (Good Karma Estates)
- Leasing coordination and renewals
- Consistent screening and lease paperwork
- Rent collection and delinquency follow-up
- Maintenance coordination and vendor scheduling
- Owner reporting — monthly statement + Buildium Owner Portal for reports and documents (separate from Resident Center)
- Turnover of empty units lined up with leasing
Ask before you sign
Often separate or worth clarifying
- Placement / leasing fees when a new resident moves in
- Renewal fees, if any
- Maintenance markups or after-hours premiums
- Eviction or legal costs
- Capital work and renovations (scoped separately — free estimates available)
