Leasing that fits the demand cycle
Academic-year, mid-term, and long-term leases move on different calendars. We price and screen for the unit and the lease term in front of us, not a citywide average.
Good Karma Property Management manages multifamily and residential property on Chicago’s South Side. In Hyde Park that means leasing around university and hospital demand, early collections, practical maintenance on courtyard and mid-rise stock, and turnovers that do not sit. Operator work for owners who treat the building as an investment.

Hyde Park often fits mid-term occupancy (furnished stays of one to six months) better than short-stay guests. We still take short-term when an owner needs it, with the same collections and turnover discipline.
Courtyard buildings, older mechanicals, and shared systems need scope control. Repair, replace, stabilize, or monitor — one bad bid can erase a month of NOI. Heading into winter? Our winter prep checklist covers boilers, frozen pipes, and empty units.
Vacant units do not produce income. Make-ready is sequenced with leasing so a unit does not wait on one missed trade, especially when academic calendars compress demand.
Tell us the address, unit count, and what is getting expensive right now: vacancy, delinquency, maintenance, or capital. We will tell you whether we are the right operator for the file.
We do not publish off-market lists, resident data, or scraped addresses. This page is for owners who want management, not a public deal board.
Screening criteria are set in advance and applied consistently under applicable federal, state, and local fair housing and tenant-screening laws.
Yes. 2-flats, 3-flats, and other small multifamily buildings are core work for us on Chicago’s South Side: leasing, collections, maintenance, turnovers, and capital decisions. We also manage single-family homes. Tell us the Hyde Park address and unit count, and we’ll tell you whether we’re the right fit.
In Chicago, full-service management fees commonly fall in the 6–10% of rent range, then get sized to how hard the building is to run. That’s a market range, not one published rate for every building. See what’s usually included and what’s separate, or call 773-507-3194 to talk through fit and fee.
Yes. You don’t need to live in Chicago to work with us. We’re opening the same care we use on our own South Side buildings to outside owners. You can see your statements, rent, and repair costs anytime through your online owner login.
Yes. Our renovation and make-ready path covers turnovers, kitchens, baths, flooring, plumbing, electrical, drywall, and paint, from minor repairs to full gut rehabs. We scope the work before any money is spent, and day-to-day management can stay with Good Karma Property Management once the units are ready. See renovations and make-ready.
